Unit II covers the theory and techniques of estimating value by both the cost and sales comparison approach. The material includes a section discussing the various land locational systems, parcel identification and a brief discussion on how to use various maps. This course covers land valuation to include five different methods of valuation and the use of different types of tables. The cost approach is treated in depth including the estimation of depreciation. Students are required to participate in several practical applications of valuation of various types of real property using the sales comparison approach to value. The course consists of 18 hours of classroom instruction and a 3-hour exam.
